Located in the heart of downtown Springfield, 307 Park Central East features modern aesthetics and amenities, multiple indoor levels of flex space—all assembly rated—with exclusive use of 750 SF of outdoor patio space in front.
Three levels are currently functioning as a live entertainment venue and are fully furnished with sound, lighting, concession equipment and furniture to accommodate live events, corporate and social gatherings of up to 850 guests.
In the 2012 renovations the façade was updated to a modern South-Beach-Miami-Art-Deco-Lite aesthetic with glass roll-up doors, rounded entrance walls and EIFS [synthetic stucco] resurfacing. The glass roll-up doors, located on each side of the entrance, open-up to the patio [east side for band load-in/load-out and west side for customer use]. The railing was installed in 2023 with main entrance opening; rolling gate for talent load-in/load-out; and separate swinging gates for private VIP entrance. [Patio 750 SF]
The lower-level features staff check-in area, executive offices, fully furnished kitchen and dining area, laundry facilities [washer, dryer + folding counter] lounge area, bathroom, shower with dressing room, and four furnished green rooms for talent. It’s accessible from each end of building and provides direct (private) access to the stage. Climate controls are independent from other levels. [5,220 SF]
The entrance doors open-up to a 16’ x 15’ wall bookended by black pebble rock columns with access to the main auditorium on both sides. There's a full bar with two bartender stations, 10' high custom back bar display, refrigeration, two (2) ice bins, two (2) sinks, independent soda gun set-up and other necessary concession equipment. The lobby offers flexibility for admissions during cold weather months, pre-show VIP meet-and-greet and early access for club members, as well as private events. [1,250 SF]
The main auditorium features 15’ ceilings with black pebble rock columns, black and white walls for dramatic contrast, a 20' x 20' stage, a 60' raised section with drink rail and seating, and a black and white, low maintenance terrazzo floor.
Concessions include four (4) full-service bartender stations—located at the back of the auditorium—each with refrigeration, ice bins, sinks and other necessary equipment. A fifth station—The Beer + Shot Bar—features a portable bar with concession equipment for pizza by the slice, popcorn and snacks.
A centralized prep area includes a high-volume commercial dishwasher, ice machine, upright refrigerator, prep-tables and additional storage, with direct staff access from all three levels.
Restrooms are located at the back of the auditorium. The men’s room has three (3) water closets, four (4) urinals and two (2) sinks. The women’s has seven (7) water closets and four (4) sinks. [ADA compliant sinks and one water closet per].
Overlooking the main floor and stage, this level provides a true VIP experience. Its versatile layout allows for private lounge seating and bottle service in back with standing or seating up front, or private rental buy-outs for select shows. Three 75” screens positioned along the soffit above the railing, and two (2) 40" screens in the back mezz feature live feed of the stage. No matter where a customer is sitting or standing, they’ve got a view of the show. [2,500 SF]
Concessions include two (2) full-service bartender stations with refrigeration, ice bins, sinks and other necessary equipment, and a separate server station with independent soda gun set-up and ice bin, positioned to service the front and back mezzanine areas, independently.
There are four (4) restrooms on mezzanine – two in front and two in the back [each ADA compliant].
Added in 2011, the balcony connects to the mezzanine and extends to left of the stage, providing yet another premier viewing area. It features a DJ crow's nest, a 35' built-in drink rail/counter and a private entrance off the patio. [750 SF]

Nearly 75% of the space is 12’ or 15’ high ceiling, depending on how the trussing is used in the design. The remaining square footage offers 9’ ceiling. Southern exposure features 40’ of cell designed storefront overhead doors [2 sections already purchased and on-site]. [6,380 SF]
A significant amount of materials are already paid-for and on-site: sprinkler pipes and fittings, insulation, metal studs, glazing for the second floor, concrete treads and stringers for the south staircase, insulation, HVAC ducts, two (2) 20 ton A/C units [staged on the upper deck of the roof] and tools.

This floor has been framed for two 1,100 SF 1 bed/ 1 bath loft apartments. Each spacious loft will feature two picture window views of north city skyline and are ideal for Airbnb or apartment rentals. Downtown is the most desirable apartment rental space in Springfield. Once a single level roof, the profile has been converted into upper and lower levels, both of which have been upgraded to assembly load capacity. The upper level is used for utility staging [HVAC units]. Blueprints outline a 2,000 SF covered structure for the lower level, with a 2,600 SF L-shaped wrap-around open-air patio. All red iron columns and beams are in place for the structure. Metal joist and exterior wall studs have been purchased and are onsite. With minimal investment this space can be built-out for open air use, then finished to its full potential as outlined in the blueprints, at a later date.
